Congratulations on your goal to own a new home! We are excited to make that happen for you and look forward to helping you every step of the way. It seems that we are all so busy these days that I felt it important to give you some straight talk, words of wisdom, friendly advise, motivational words or however you want to see them, but please know this is given to you from years of experience. My goal is to give you a NO SURPRISE EXPERIENCE!
“Michelle, What does that mean,” you ask. Well, take the few minutes to read this letter.
So many people have misconceptions about buying a home. I am thrilled that you trusted us enough to start the processes. Many people are able to purchase and move into their new home within 45 days of starting, while others need coaching to make a few changes and are in their home within 6 months.
So, where are you? Let’s find out. I promise by following these steps you will have a NO SURPRISE EXPERIENCE!
1. Lending is the most important thing to do. I will put you in touch with a qualified lender. Not every lender is the same! They specialize in different loan types for different property types. If a manufactured home is a consideration at all, please do not deviate from my choice of lenders. If you are not happy with the first one I suggest, let me give you to another. I have Preferred Lenders that have earned my respect and we all have different personalities. We all want you to be happy.
A. Talk to them over the phone to share your goals. They will ask you personal questions. If they feel that you are ready, they will ask for your social security numbers and run your credit. They will call you back to go over what they find. Be completely honest. We are on your side, but need the truth.
B. If they need you to do credit coaching they will tell you this now…easy enough.
C. If it appears you are ready to move forward, they will have you fill out their application and return all items requested as soon as possible. Remember, the longer it takes you to provide all items to the lender determines how long it will be to move into your new home. If you complete this within the next couple days, you could be in a home within 30 days - depending on the loan program.
D. Discuss with your lender your loan options, monthly payments, PITI, down payment, closing costs, interest rates, etc. Be sure you are happy with what you hear. Get a Good Faith Estimate. Sign it and get me a copy. Have the lender send me your approval letter, loan type, and any seller funding required. You are ready - it‘s that easy!
2. Looking for homes. Here is what you can do…
A. We are available and waiting to take you to find your new home. We will set an appointment to take you home shopping. Please do not call any real estate agents. You are working with The Sperry Team. Remember, we work hard for you and we work with you for free!
B. I would like you to look on our website, www.TheSperryTeam.com. That is the multiple listing service. I would like you to look around at homes available, so you are familiar with what you can purchase at your price range.
C. Once you see the prices on the computer, drive by some of the properties and make notes of the areas and homes you like. Just call with your list of homes.
*Something to keep in mind…sometimes we cannot purchase the home of our dreams right away. It is important to be realistic. Buy what you can afford and would be happy living in for 2 years. Then call me in 2 years and say, “Michelle, we are ready for our next home!” That is an exciting time. So much changes in 2 years. It will be fun to see where we look for your next home.
3. Be prepared to make an offer.
A. You will need a check for $1,000 - $5,000 for a good faith deposit to open escrow.
B. Within 10 days of putting in your offer…
$350.00 for Appraisal & $200 for a Home Inspection
You will also be signing disclosures from the seller & asking for necessary repairs.
C. Within 20 days, escrow will have sent you papers to sign and return.
D. The last week, the lender will call for last minute items like, current bank statements, check stubs and homeowners insurance.
Be prepared to gather items quickly at the end.
E. You will get a call to sign Loan Docs…We are almost done.
F. After you sign loan docs we are days from closing your home.
G. You will receive a call that we closed escrow! Hurray!
